| For n-OM1 (P-4-006), in order to solicit multiple
tenants for a single-tenant store it was necessary to change parts of the
total leasable floor space into common-use space (stairs and entrance
pathways). As a result, the total leasable floor space decreased by
58.17m2 as of October 1, 2009. In renting out an office to a new tenant from November 1, 2009, it was decided to contract office space that had been three separate rooms as one (1 room) at Colonnade Kasuga (F-4-038). At the same time, the entrance porch portion, which had been included in the exclusive area in the contract when rented by the previous tenant, became common-use space. As a result, the total leasable floor space decreased by 32.91m2. Due to the acquisition of three properties on March 25, 2010, the number of units has increased by 99 units and the total leasable floor space has increased by 4,951.61m2. The form of management for Hill Top Yokohama Negishi (F-4-021; property name changed from Isogo Flat as of May 1, 2010) was changed from a master lease arrangement to a pass through arrangement due to termination of the fixed-term building lease agreement on April 1, 2010. Accordingly, we thoroughly investigated its total leasable floor space and, as a result, the total leasable floor space increased by 89.70m2 as of April 2010. | ||||||||
| ※Due to the impact of the
termination of the fixed-term building lease agreement (sub-lease
agreement) for Hill Top Yokohama Negishi (former name: Isogo Flat; name change on May 1, 2010), the occupancy ratio (Portfolio Total, Family, Three Major Metropolitan Areas, and Excess 15 Years to 20 Years or Less) has dropped significantly. As the property will hereafter be managed under a pass-through agreement (a structure where the master lease company does not provide guarantee of rent), an incremental recovery of the occupancy ratio is expected in accordance with the results of leasing activities to attract tenants.
